Your obligations:
- You must provide your notification in writing that you wish to break your lease and acceptance of these terms using the Form 13 - Notice of Intention to Leave AND the Break Lease Agreement.
- You must pay the Lease Break Fees prior to the property being advertised or any applications being assessed.
- LEASE BREAK - Letting Fee Reimbursement of $_______________ (1 weeks rent $___________ x 110%)
- LEASE BREAK - Advertising Reimbursement of $350
- PLEASE DO NOT USE YOUR RENT REFERENCE NUMBER FOR THIS PAYMENT. Instead, please use "LB"and the first 4 letters of your surname and the first 4 letters of your street name. For example if you are John Smith and live at 10 Home Rd, your payment reference would be "LBSmitHome"
- You must not advertise the property yourself without consent.
- You must continue to pay your rent until a suitable tenant is found or your lease ends (whichever occurs first).
- You are responsible for the property until handover to the new tenant. ie: Any cleaning, lawns, pool maintenance etc.
- You are responsible for any damage at the property.
- You accept that any potential applicant for the property must be acceptable to both RJR and the Landlord and this approval is at their discretion only. (RJR will not knowingly delay any approvals).
RJR's Obligations:
- Seek Intructions from the property owner regarding readvertising of the property within 1 business day of receipt of the Form 13 - Notice of Intention to Leave AND the Break Lease Agreement
- The owner may choose to increase the advertised rent if the rent on the current agreement (ie. your lease) is different to market value
- The owner may choose not to readvertise and instead negotiate a mutual termination date with you in lieu of reletting the property
- If the property is to be readvertised, commence advertising of the property within 2 business days of receipt of the Form 13 - Notice of Intention to Leave AND the Break Lease Agreement
- Issue you with entry notices for inspections whilst you remain occupying the property
- Assess any applications received in a timely manner (be aware that this relies on information from both the applicant and 3rd parties and we have no control over how quickly they will provide the requested information)
- Refer assessed applications to the property owner for consideration in a timely manner
- Contact approved applicants in a timely manner to secure a tenancy
- Once a tenancy has been secured (ie lease has been signed), notify you of the confirmed end date of your tennacy.
